This is quite exceptional says local land guru Bernie Lumbert, who is best known for developing standardized signals for baseball teams like the ISO, or ASTM which are uniform throughout the world. “No longer will players be confused by different signals flashed from catcher to pitcher or vice versa” Lumbert said from his home in Phoenix.
The Baca Grande, platted with 10,000 lots in 1972, averaged only one or two new homes per year until the 1990’s but over the past 10 years new housing starts has increased until this year it reached 50 new homes, mostly in the $150,000 to $200,00 range. “Next year the number of new foundations poured should double to 100 units, and lots sold may exceed 300”, Lumbert said.
Most lots are fully developed with underground utilities (water, sewer, electricity, phone) to the lot line and some are on paved streets. “Comparable lots anywhere in the US sell for at least $20,000,” said Lumbert. Real estate brokers confirmed this: “I have nothing within $30,000 of this price range,” said one in Colorado Springs.
Land prices in the Baca Grande are up about 30% this year and an additional price increase of around 33% is forecast for next year. Houses have gone from an average of under $100,000 three years ago to nearly $150,000 now and several are under construction in the $300,000 range.
