REindex.com, The Site Engine(sm) has focused its activity on over 1000 cities and towns in anticipation of the NWMLS pulling it's feed from lead generation websites in April. "We have been predicting this type of action since March of 2000. We knew agents and companies would lose their need for lead generating sites. I list and sell real estate also, and I learned early that my web site is my new real estate office." says Heath Coker, REindex owner.

With thousands of members in the NWMLS, linking to listing agent and company sites from REindex.com is a huge task. "We have been working to get links to listing agents in each town." The NWMLS has chosen to stop feeding its listings to realtor dot com type sites over the next few months. The members decided that "MLS is a resource for brokers, and not a marketing entity," according to Lennox Scott, Chairman & CEO of John L Scott Real Estate. Mr. Scott has also said that JLS listings will probably still be placed on many realtor dot com type sites, but that each listing company and agent in the NWMLS will now have more control over where their real estate listings are displayed.

REindex.com is a Site Engine for listing company and agent web sites. "As a small real estate company owner, my listings have always initiated my communication with buyers and sellers. The Internet lead generators have created a scenario where buyers and sellers have to act like first year real estate agents just to purchase or sell a home," says Coker. "When someone walks into our physical office, we don't just hand them listing information and send them off on their own to buy or sell a property. But, that is what happens with listing information on the MLS fed sites."

Once MLS information is fed to a site, it can be manipulated or displayed in a way the site decides. This has resulted in limited, incomplete and incorrect information being made to appear otherwise. Listing brokers and agents are finding mis-informed buyers and sellers rely on the incomplete and often incorrect data. Sandy McGhee, an agent at Real Estate Associates on Cape Cod says, "Buyers and Sellers think they are getting complete information, but they are getting only partial information." Sandy explains that some customers can be defensive when they realize their reliance on a Z-estimate or some other equally misleading data source has confused and delayed their own real estate efforts. As more and more MLS groups stop their data feeds, listing agent and company web pages will become even more attractive than they already are.

REindex.com links only to web sites of listing agents or companies and not to MLS data. Each agent and company displays their own listings on their own pages. Most consumers aren't aware that listing agent and company sites usually have the most relevant and useful information. Interestingly though, experienced, full-time agents will often search the web sites of competitors to see what is for sale, but has not been put in the MLS.

As associations like the NWMLS begin to change where and how their members' listings are used on the Internet, consumers will find the changes positive.
